While housing affordability has declined in general across the country, the latest Real Estate Institute of Australia (REIA) Housing Affordability Report has stated that WA has maintained its position as the most affordable state to buy in.

As real estate values across Australia dropped marginally this year, REIWA has said that Perth remained buoyant in comparison to other Australian capitals, with expected fluctuations month-to-month as buyers adjust to interest rates rising.

“Western Australia’s strong economy, growing population, and housing shortage point to the current growth cycle continuing,” REIWA reported.

More investors needed in Perth to meet rental demand

Western Australia’s rental vacancy rate has dropped to its lowest level in more than a decade, so while WA continues to be an affordable place to buy, more investors are needed in Perth to help improve stock levels and meet rental demand.

CoreLogic data for the greater Perth region shows the vacancy rate for houses has dropped to 0.6 pr cent and units to 1 per cent, and REIWA members reported that September 2022 rental listings are 13.5 per cent lower than four weeks ago and 22.1 per cent lower than September 2021.

With leasing activity up 3.8 per cent in Perth the week ending 18 September 2022 compared to the week before, now may be the best time for investors to take the opportunity of the rental vacancy to invest in Perth property to secure a rewarding rental income.
